We’ve had an eventful start to winter in the islands, complete with county-wide power outages, snow and single digit wind chills. Post holiday rush finds us enjoying a more moderate season, looking forward to spring. The real estate market has followed suit–a wild ride, followed by return to balance. 2022 Year End Market Review
Examining the statistics for year end dollar volume and total real estate transactions in San Juan County, it is clear that our market was in a corrective state in the latter half of 2022. As evidenced by the graphical data, 2020 & 2021 were very much anomalous years in real estate. Final numbers in 2022 are more consistent with the well-balanced, pre-pandemic market we experienced in 2019. In comparison with 2021, the 2022 total dollar volume of sold properties on San Juan Island and San Juan County decreased by 28% and 33% respectively. This end-of-year result was not surprising to most industry professionals, as we knew the record-breaking sales numbers of ‘20/’21 were not likely sustainable. To read more click HERE.
The “Wellness” Factor
In the recent wake of a slowing real estate market, a notable trend of promoting a home’s “wellness factor” is on the rise, according to a recent Forbes article. But what is defined as wellness? The Global Wellness Institute defines it as the active pursuit of activities, choices and lifestyles that lead to a state of holistic health. At its core, wellness real estate is about creating built environments that are proactively designed around the occupant’s holistic health. For so many, work environments have dramatically shifted during the pandemic, increasing the demands for higher levels of personal care. Awareness of the links between our homes and our health was growing before the pandemic, but it has exploded in the months since.
Recent polling showed 59% of consumers will pay a premium for a wellness-oriented home versus a non-wellness offering. So what wellness features are considered most desirable? Which offer the best return on investment?
