Has fall arrived?? Summer seems to be hanging on in the islands, as does activity in our real estate market. Both weather and market forecasters are predicting change, something that our dry gardens and (hopefully) future buyers may welcome. We’re keeping close tabs on the pulse of the local real estate climate, and are committed to keeping you apprised of the latest developments.

Q3 2022 San Juan County Market Report

Our third quarter market report appears to reflect a continuing corrective market trajectory. As per the NWMLS, the dollar volume year-to-date on San Juan Island was $135,602,193, with a total of 137 transactions. Compared to 2021’s numbers for the same time frame, this is a 26% decrease in dollar volume and a 47% decrease in the number of transactions. In fact, all of San Juan County experienced a significant slowdown with a 29% decrease in dollar volume and a 42% decrease in the overall number of transactions. Bottom line: we now find ourselves in a more balanced market – one that will require sellers to adjust in their expectations and one that provides more opportunity for buyers.

The Pandemic & San Juan County

A very interesting retrospective study recently analyzed which regions of our state & nation handled the pandemic well–and which did not.

San Juan County didn’t just survive COVID-19, it evaded the disease eight times better than the next best county. Measured by the ultimate marker of pandemic success (death rate) San Juan County, population 17,850, ranks as the second-best county on the West Coast, and among the top dozen in the nation.
