Spring has arrived in the islands; boats are back in the water and gardens are being cultivated. A season truly appreciated by visitors and residents alike. The real estate market is beginning to pick up its pace and we are all happy to see some new listings, albeit for a very short time as buyers scramble to snap them up.

Q1 2022 San Juan County Market Report

First quarter results for San Juan County are no surprise. Sellers continue to enjoy the dominant position in sales price and negotiations. Per NWMLS®, we saw an increase in dollar volume but a significant decrease in transaction volume, compared to Q1 2021. Median single family home price has increased by 34% and days on market have decreased by 36%. Lack of inventory persists with no apparent relief in sight for ready, able and willing buyers.

Are We in a Bubble?

The combination of astronomical sale prices and a tight market may prompt some to speculate that we’re floating upward in a housing bubble. Indeed, the trends are starting to raise more than a few eyebrows.
