San Juan Islands Real Estate - 2025 Year-End Market Report

It is once again time to review real estate market activity in San Juan County and on San Juan Island.

In 2025 the Median Sales Price (MSP) of single-family properties trended higher in San Juan County and lower on San Juan Island: There were 60% more transactions under $500k on San Juan Island this year compared to last year. For San Juan County there were only 30% more transactions under $500k compared to last year. At both San Juan County and Island levels, sales at or more than $1M comprised about 30% of all transactions in both 2024 and 2025.

San Juan Island Sales

Some interesting data here. December drastically outperformed last year in the number of sales but landed only slightly higher in terms of Dollar Volume.

  • There were 18 sales in Dec 2025 on SJI and 14 were under $1M.
  • 8 sales in Dec 2025 on SJI were under $500k.
  • 9 sales in Dec 2025 on SJI featured single family residential; the other half comprised condo, commercial and VL.
  • 4 sales in Dec 2025 on SJI were CB listings; one of the four was unlisted.

October followed closely with last year for both Dollar Volume and Number of Transactions. November, on the other hand, followed somewhat closely with last year in terms of Dollar Volume but saw a dramatic decrease in the Number of Transactions at both the Island and County levels.

At Year End

  • Number of Transactions:
    • SJI is 19% higher than 2024
    • SJC is 11% higher than 2024
  • Dollar Volume:
    • SJI is 27% higher than 2024
    • SJC is 19% higher than 2024

The high Dollar Volume sales during the summer of 2025 inflated the Dollar Volume numbers for the year. Without those we would be very close to last year; big luxury sales were not common in 2024 (nor 2023 and 2022 for that matter).

    • San Juan County 2025: 88.6% (90% in 2024) – (94.3% in 2022)
