San Juan Islands Real Estate - 2025 Quarter 1 Market Report

It’s time to review real estate market activity in the San Juans during the first quarter (1 January – 31 March) of 2025. Thus far we are encouraged as the local market continues to rebound:

  • As of 1 April 2025, there are 33 pending sales in San Juan County (SJC). This reflects a 27% increase over the same period last year.
  • SJC median sales price over the past 12 months is $876,000, reflecting a 3% increase over the 2024 calendar year.
  • SJC inventory is up 34% as compared to last year; San Juan Island inventory is up a whopping 59%.

We did note a slight drop in total transaction between the first quarters of 2024 and 2025, but the reduction was only 4% (as compared to a 19% drop between 2023 and 2024 first quarters).
